Verified buyers. Reservations that hold.

HomeBid verifies every buyer before your team accepts a reservation, then hands your panel solicitor a transaction-ready pack the same day. It runs inside the process you already have, from the plots in your ERP to the panel firm's inbox.

System: plots, prices and reservations from COINS once the connector is live

The sale you lose is the one
you accepted three weeks ago

Nearly one agreed sale in four in the UK falls through, and 38% of those collapse within four weeks of the offer being accepted. In new-build the pattern is the cancellation: a buyer whose funds, chain or mortgage were never what they seemed, found out after the reservation fee was taken and the plot came off the market.

23.7%
Of agreed UK sales fell through in the first quarter of 2026. TwentyEA.
38%
Of collapses happen within four weeks of sale agreed, nearly 16% in the first two. TwentyEA, April 2026.
123days
Average from sale agreed to exchange; six in ten transactions take over six months. TwentyEA.
4
Costs of every cancellation: re-marketing a sold plot, a completion that slips, working capital in a finished home, a sales rate that reads worse than the demand.

Five steps. Your team runs the first four;
the fifth runs itself.

01
Originate
Your plots, prices and releases, from COINS once the connector is live on your environment, or loaded directly to start.
02
Qualify
Every bidder scored out of 100 on what is verified and what is declared, labelled separately so nobody mistakes a claim for a fact.
03
Verify
Identity aligned with HMLR's Practice Guide 81, source of funds and source of wealth captured, PEP and sanctions screened and refreshed daily.
04
Accept
A fail-closed gate. Your team cannot accept a buyer who has not passed. The buyer sees what is outstanding and why.
05
Hand off
A transaction-ready pack to your panel solicitor and the buyer's firm within 48 hours: property, parties, evidence, acceptance record.

HomeBid stops at acceptance. Exchange, completion and registration stay with your panel firm, exactly as now. Deposits stay with you; HomeBid does not handle payments.

Today

At the sales desk

  • A reservation is taken on a form and a deposit; the buyer's position is what they say it is
  • Identity and money checks happen later, ordered by the panel firm, chased by email
  • The sales pack is assembled by hand and sent as attachments
  • Cancellations show up three weeks in, when the conveyancer finds the problem
  • Head office sees the cancellation, not the reason

With HomeBid

Accepted on facts

  • Every bidder is verified and scored before your team decides
  • Identity, funds, wealth and screening are done at the desk, once, with the evidence attached
  • The pack is generated and delivered automatically, in a standard format the panel firm can ingest
  • The buyers who would have cancelled never reach acceptance
  • Every acceptance is a timestamped record: who, what was verified, what was declared, who decided

Inside the process
you already run

COINS

One system of record

HomeBid's connector originates plots, prices, releases and reservation events from your COINS environment, so nothing is double-keyed and the platform starts from the data you already trust. The connector is built and tested against the vendor's interface; it goes live on your environment once live credentials are in place. Until then, plots are loaded directly from your plot register, which is how the founding customer started.

Your sales tools

Keep what works

Keep the reservation form and the deposit process you have. HomeBid sits in front of acceptance: the reservation is taken when the buyer has passed, not before. Where you have no separate tool, HomeBid's reservation flow replaces it.

Your panel firm

Delivered to them, never around them

The pack goes to the panel firm and the buyer's solicitor. Their process, their client relationship and their obligations are unchanged; the difference is that the documents arrive on day one, in a format they can load.

Two lines. Nothing hidden.

Priced the way you count sales: per live outlet and per accepted reservation. No percentage of the sale price, ever.

per live outlet, per month

Each live sales outlet on the platform: listing, bid management, buyer qualification, the sales pack for every plot, reporting for your sales director. Priced below a portal development listing.

Per reservation

£245

per accepted reservation

Every bidder on the plot verified, the score, the screening with daily refresh, and the pack to your solicitors. Charged only when your team accepts. Nothing for the buyers you turn away.

Starting

1

free onboarding month

Developers joining after the founding customer start paid with one free onboarding month: plots loaded, panel firm briefed, buyers verified from the first reservation.

A typical outlet reserving one home every two weeks pays about £17,000 a year all in, or about £600 per home sold, against the after-the-fact checks, the sales-progression time and the cancellations the gate prevents.

We report against
your own baseline

Before the first reservation we take your last twelve months: reservations per outlet, cancellations in the first four weeks, time from reservation to exchange. Every quarter you get the same numbers on HomeBid, side by side.

These are the design targets the platform is built to and the numbers the founding customer's launch is measured on. They are not guarantees. What we do promise is the measurement: your numbers, your baseline, reported plainly, and a conversation at the end of the first quarter about whether HomeBid is earning its fee.

Identity and money

Aligned with HMLR PG81

Identity checks aligned with the Land Registry's practice guide, with certification from our identity provider evidenced at launch. Bank-sourced balances through open banking, paired with explicit source of funds and source of wealth capture, because a balance is not a source.

Screening and records

Refreshed daily, recorded always

PEP and sanctions screening runs automatically and blocks acceptance on a hit; a daily refresh keeps a live reservation current. Every acceptance is a timestamped record, which is the kind of evidence the New Homes Quality Code asks for on sales processes and reservation terms.

Data and security

UK GDPR, encrypted, audited

Personal data under UK GDPR; verification evidence stored encrypted with every access recorded; UK and EU resident hosting; penetration testing; a named Money Laundering Reporting Officer. HomeBid does not hold client money and does not give legal or mortgage advice.

Three conversations to a first verified reservation

Your numbers, forty-five minutes. Then a live walkthrough on the founding customer's developments, bring your panel firm. Then one outlet live, one free onboarding month.
